A house in Cyprus does not pause while you are somewhere else. The pool keeps running, the bills keep arriving, the garden grows through July, and a winter storm finds the one roof tile nobody checked. For owners who live abroad for part of the year, the question is rarely whether the property needs attention — it is who is actually there to give it. We are. ConciergeCY manages homes in and around Limassol so that yours is looked after to the standard you would keep yourself, whether you are here for the season or away for nine months.
We work for people who own a villa or an apartment in Cyprus and split their time between countries: second-home owners, investors who let their property out, and families who use the house a few weeks a year. The brief is the same in every case — keep the home sound, the bills current and the surprises few, and tell you honestly when something needs a decision.
What we look after
Property management means different things to different agencies. For us it covers the practical work of keeping a private home running, not a brochure of extras. Here is what that involves.
Utility bills
Monitoring and paying electricity, water, municipal and communal charges on time, so nothing lapses or gets disconnected while you are out of the country.
Pool & garden
Regular pool servicing and water balancing, plus garden and irrigation upkeep, so the grounds look cared for rather than rescued each spring.
Maintenance
Scheduled checks of the residence — leaks, damp, air-conditioning, appliances — and a vetted list of trades to fix what needs fixing.
Security
Alarm and camera oversight, keyholding, and a fast response when a sensor trips, so an empty house is watched rather than just locked.
Designers & architects
Acting as your contact on site for renovations and interiors — meeting the architect, supervising works, checking the result against the plan.
Moves
Coordinating moves and relocations into or out of the property — packers, deliveries, furniture, the handover of keys and meters.
How it works
We start with a walk-through of the property, in person or on a video call, to learn the house and what matters to you about it. From there the arrangement is straightforward:
- We agree the rhythm. How often we visit, what we check, what we settle on your behalf and what always comes to you first — written down, so there are no assumptions.
- We hold the keys and the contacts. Keyholding, alarm codes and a list of trusted electricians, plumbers and technicians, so the right person reaches the house quickly when needed.
- We report after every visit. A short note with photos — what we found, what we did, what is coming up. No news is genuinely no news.
- We ask before we spend. Routine costs run from an agreed float; anything beyond that gets a quote and your approval before work starts.
If you are still arriving in Cyprus rather than already settled, our turnkey relocation service and this management service often run together — we set the home up, then keep it running.
Away for the season?
Tell us about the property and how you use it. We will propose a visit schedule, take on the bills and the upkeep, and send you a clear report after every check.
Arrange a walk-throughWho this is for
The service flexes to how the property is used. Three situations come up most often.
- Absentee owners. You are abroad for much of the year and need a presence at the house — someone to pay the bills, run the pool, catch a leak early and meet a contractor without you flying in.
- Second-home owners. You arrive for a few weeks each season and want the place ready when you land and quietly maintained when you are gone, not left to drift between visits.
- Landlords. You let the property and want a local contact for tenants, inspections between lets, and the day-to-day upkeep that keeps a rental earning rather than declining.
What links all three is distance. The owner is not in the room when the boiler fails or the bill is due, so the value is in having someone reliable who is — and who tells you the truth about what they find.
info Please note
Scope, visit frequency and costs depend on the property, its location and how it is used, and are agreed in writing before we begin. We are a private management service, not a regulated letting agent or property manager of communal buildings; where a building has its own management committee, we work alongside it rather than replace it. The arrangement above is indicative for mid-2026.
