How it works

We start with a walk-through of the property, in person or on a video call, to learn the house and what matters to you about it. From there the arrangement is straightforward:

  1. We agree the rhythm. How often we visit, what we check, what we settle on your behalf and what always comes to you first — written down, so there are no assumptions.
  2. We hold the keys and the contacts. Keyholding, alarm codes and a list of trusted electricians, plumbers and technicians, so the right person reaches the house quickly when needed.
  3. We report after every visit. A short note with photos — what we found, what we did, what is coming up. No news is genuinely no news.
  4. We ask before we spend. Routine costs run from an agreed float; anything beyond that gets a quote and your approval before work starts.

We are a private management service, not a regulated letting agent or property manager of communal buildings; where a building has its own management committee, we work alongside it rather than replace it. Frequently Asked Questions

Do you manage a property while the owner is abroad?

Yes. Most of the homes we look after belong to owners who spend only part of the year in Cyprus. While you are away we visit on an agreed schedule, keep the utilities paid, run the pool and garden, air the rooms, and check for leaks, damp and storm damage. You get a short written update with photos after each visit, and a call the moment anything needs a decision.

How often do you visit the house?

It depends on whether the house sits empty or is in use. An empty villa over winter is usually fine with a weekly check plus pool and garden visits; a home that is rented out or used by family needs more. We agree the rhythm with you at the start and adjust it by season — more often through the storm months and the summer heat.

Can you oversee a renovation or interior works while I am not in Cyprus?

Yes. We act as your eyes on site — meeting the architect or designer, letting trades in, checking that what was ordered is what gets installed, and flagging anything that drifts from the plan or the budget before it becomes a problem. You stay in control of the decisions; we handle the day-to-day coordination on the ground.

Do you pay the utility bills for me?

We monitor electricity, water, municipal and communal charges, and settle them from a working float or against your approval, so nothing lapses while you are out of the country. A bill that goes unpaid in Cyprus can mean a disconnection and a reconnection fee, which is exactly the kind of small problem this service exists to prevent.

What happens if something breaks or there is an emergency?

We hold the keys and a vetted list of electricians, plumbers, pool technicians and alarm engineers, so we can get the right person to the house quickly. For anything urgent — a burst pipe, a power cut, an alarm — we act first to limit damage and call you straight after. For planned work we send a quote for your approval before going ahead.

Which languages do you work in?

Russian, English and Greek. You deal with people who speak your language, while we handle the Greek with the utility companies, the building management and the local trades on your behalf.
